We legalize your rural property in accordance with Law 7/2024, with a specialized technical team and comprehensive support.

Thanks to the new extraordinary legalization approved by the Balearic Government, you can now regularize your rural property.

We offer a complete and transparent technical service, adapted to the requirements of each Consell Insular and your needs.

What is the extraordinary legalization of rural land?

Law 7/2024 allows the regularization of constructions built without planning permission on rural land, provided that the restoration of urban legality is no longer enforceable.

If your property was built before 2014, you can now make it legal and obtain legal protection.

How long does the amnesty last?

Available only for 3 years: from 2025 to 2028.

What conditions must I meet to legalize my property?

  • Expired planning infringements (as a general rule, the property must be at least 8 years old at the time of submitting the project).
  • Not located in flood risk areas, protected zones, or affected by roads.
  • Meet minimum safety and habitability requirements.

Can I keep my tourist license if I legalize?

Yes. The law guarantees its maintenance without having to give it up.

What is the cost of legalizing a property?

It depends on the built area, declared value, and time of application:

  • 10% of the value if submitted the first year.
  • 12.5% the second year.
  • 15% the third year.

In addition:

  • Municipal fees for the license application.

The following costs must be added:

  • Technical fees for architect and technical architect.
  • Costs from minimum interventions (septic tank with biological filter, energy efficiency improvements), if needed.

Possible reductions:

  • 50% reduction of the legalization economic payment if the average income from your tax return over the last 4 years does not exceed:
    • €33,000 (individual) / €52,800 (joint)
  • 25% reduction if the average income does not exceed:
    • €52,800 (individual) / €84,480 (joint)


Do I have to carry out mandatory renovations?

Yes, in most cases. It will be necessary to install a wastewater treatment system according to regulations.

Energy efficiency upgrades (such as aerothermal hot water, solar panels) or renovations may also be required if there are deficiencies in structural safety, health, or accessibility.

Feasibility study

We analyze your case in detail to confirm if you can apply for extraordinary legalization (Law 7/2024) and review your file.

We draft and stamp the technical project in accordance with regulations: report, plans, and documentation for the City Council.

Execution of mandatory improvements

If necessary, we manage actions to comply with regulations: wastewater treatment, energy efficiency, or adaptation works.
